If you have an older asphalt roof, look for signs of \u2018alligatoring.\u2019 \u00a0That\u2019s when small cracks, resembling alligator skin, appear throughout the roof.\u00a0 These cracks are allowing water to seep into the structure below every time it rains or snows. \u00a0If alligatoring is present, get a full inspection to determine of it\u2019s time to replace your roof.\n<p><figure class=\"wp-caption-text\">Alligatoring on Roof<\/figcaption><\/figure><\/li>\n<li><strong>Flashing &amp; Counterflashing Pulling and Repairs.<\/strong> Flashing and counterflashing can be problematic if not installed or maintained properly. \u00a0These are also the areas where water intrusion is most likely to occur.\u00a0 Many building managers and maintenance teams will attempt to repair flashing issues on their own \u2013 by applying sealant or caulking affected areas.\u00a0 If handled incorrectly, these stopgap measures won\u2019t last and water will continue to find its way through.\u00a0 Your roof inspector can advise you of the best way to handle these types of repairs.\n<figure id=\"attachment_982\" aria-describedby=\"caption-attachment-982\" style=\"width: 300px\" id=\"caption-attachment-983\" class=\"wp-caption-text\">Repaired flashing, missing counterflashing and a roof that needs to be completely replaced.<\/figcaption><\/figure><\/li>\n<li><strong>Pipe and Vent Cap Issues.<\/strong> Check around pipes, soil stacks and vent caps for erosion.\u00a0 Sealant should hold tight around these fixtures, with no breaks.\u00a0 If you see cracks in the sealant or an opening between the sealant and the roof fixture, these need to be repaired immediately as water is leaking through.\u00a0 You also want to look for any holes or breaks in vent caps, as these will allow water into the vent \u2013 which will then carry it throughout your building.\n<figure id=\"attachment_984\" aria-describedby=\"caption-attachment-984\" style=\"width: 300px\" class=\"wp-caption class=\"wp-caption-text\">Old vent caps riddled with pinholes.<\/figcaption><\/figure><\/li>\n<li><strong>Ponding Water or Discoloration at Membrane.<\/strong> If you have ponding water on your roof or discoloration of the roof membrane, it means that water has gotten beneath the membrane.\u00a0 As the membrane is the barrier between your roof and the underlying structure, water here can result in wood rot and costly repairs if not addressed promptly.\n<p><figure id=\"attachment_986\" aria-describedby=\"caption-attachment-986\" style=\"width: 300px\" class=\"wp-caption aligncenter\"><a class=\"wp-caption-text\">Here is an example of ponding water.<\/figcaption><\/figure><\/li>\n<li><strong>Failing Seams at Roofing Membrane (EPDM).<\/strong> Over time, membrane seams will erode and fail as the sealant is exposed to weather extremes.\u00a0 Check any and all seams to ensure the seals are still in place.\u00a0 Again, should you see any failures or erosion, address these
