 The Warning Signs of Structural Issues  (Part 1 \u2013 Concrete)"},"content":{"rendered":"<p><strong>Balconies are a welcome asset in most commercial office buildings and condominium communities.\u00a0 However, it\u2019s important that balconies be inspected regularly (usually once a year) to ensure that they remain structurally sound.<\/strong><\/p>\n<p>Depending upon the materials used in your balcony (concrete, metal, wood), there are definite warning signs indicating that erosion, water damage and other issues are present and could be impacting the integrity of the structure.\u00a0 In this three-part series, we\u2019ll show you what to look for based on the materials used.<\/p>\n<p>If any of the indications noted here are present in your building\u2019s balconies, you should bring in a structural engineering professional as soon as possible to investigate.\u00a0 The engineer will be able recommend appropriate steps needed to repair the damage and mitigate against further deterioration.\u00a0 Once repairs are made, they can certify that the balcony is once again sound and able to bear the load of resident activity for many years to come.<\/p>\n<p><strong>Concrete Balconies \u2013 Problem Indicators<\/strong><\/p>\n<ul>\n<li><strong>Efflorescence.<\/strong>\u00a0 Salt and calcium deposits leach out of concrete and masonry when water is introduced into cracks.\u00a0 While these cracks may not be visible to the naked eye, the white, powdery substance that appears (efflorescence) is a clear indicator of water intrusion undermining the integrity of the concrete.\n<p><figure id=\"attachment_995\" aria-describedby=\"caption-attachment-995\" style=\"width: 300px\" class=\"wp-caption aligncenter\"><a href=\"http:\/\/theloopdemo.com\/k2n\/wp-content\/uploads\/2022\/01\/DSCN1398-300x225.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"wp-image-995 size-full\" src=\"http:\/\/theloopdemo.com\/k2n\/wp-content\/uploads\/2022\/01\/DSCN1398-300x225.jpg\" alt=\"\" width=\"300\" height=\"225\" \/><\/a><figcaption id=\"caption-attachment-995\" class=\"wp-caption-text\">Efflorescence and cracking along underside of balcony.<\/figcaption><\/figure><\/li>\n<li><strong>Cracking.<\/strong>\u00a0 By the time cracks in concrete become visible to the naked eye, serious structural damage is present and immediate steps should be taken to address the deterioration.\u00a0 Because balconies typically sit above other balconies in structures with three or more floors, it\u2019s a safe bet that the structures above and below are also being impacted as water runs through the cracks and flows downward.\n<p><figure id=\"attachment_996\" aria-describedby=\"caption-attachment-996\" style=\"width: 300px\" class=\"wp-caption aligncenter\"><a href=\"http:\/\/theloopdemo.com\/k2n\/wp-content\/uploads\/2022\/01\/PA1600231-300x225.jpg\"><img \/><\/a><figcaption id=\"caption-attachment-996\" class=\"wp-caption-text\">Cracking in concrete is an indication of serious structural issues.<\/figcaption><\/figure><\/li>\n<li><strong>Delamination.<\/strong>\u00a0 Caused by impact and stress, delamination is when the top layer of concrete pulls away from the material below.\u00a0 This can show up in small patch-like sections or larger sheets.\u00a0 You\u2019ll want to catch and address these deteriorations as soon as they occur to avoid the potential for more widespread damage.\u00a0 If you see large areas of delamination, the structural integrity of the entire slab is at risk.\n<p><figure id=\"attachment_997\" aria-describedby=\"caption-attachment-997\" style=\"width: 300px\" class=\"wp-caption aligncenter\"><a href=\"http:\/\/theloopdemo.com\/k2n\/wp-content\/uploads\/2022\/01\/DSCN2221-300x225.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"size-full wp-image-997\" src=\"http:\/\/theloopdemo.com\/k2n\/wp-content\/uploads\/2022\/01\/DSCN2221-300x225.jpg\" alt=\"\" width=\"300\" height=\"225\" \/><\/a><figcaption id=\"caption-attachment-997\" class=\"wp-caption-text\">An example of concrete delamination.<\/figcaption><\/figure><\/li>\n<li><strong>Water Staining.<\/strong> Water stains on your concrete balcony mean that water is dropping directly onto the slab.\u00a0 This usually means a water leak or run-off from the balcony above.\u00a0 If not addressed, the continuous flow of water will begin to work away at the concrete.\n<p><figure id=\"attachment_998\" aria-describedby=\"caption-attachment-998\" style=\"width: 300px\" class=\"wp-caption aligncenter\"><a class=\"wp-caption-text\">Water staining and efflorescence along the underside of balcony.<\/figcaption><\/figure><\/li>\n<li><strong>Spalling.<\/strong>\u00a0 When small, pebble-like pieces appear in the concrete, it\u2019s called spalling.\u00a0 Spalling shows up when the top layer of concrete erodes to show the aggregate below.\u00a0 This can occur due to stress or extreme temperatures and is one of the more serious issues that should be addressed as quickly as possible.\n<p><figure id=\"attachment_999\" aria-describedby=\"caption-attachment-999\" style=\"width: 300px\" class=\"wp-caption
